New Construction Inspections
In a new home, the quality of construction can vary from job site to job site; therefore, many buyers have independent reviews of their construction during various stages of the process, including slab, frame, and final inspection. 11th month Warranty Inspections
11th month Warranty Inspections serve to report any conditions or material defects that may have arisen within the first year of owning a newly constructed home. Many builders and contractors offer a 1 year (or more) warranty for their work. Get an 11th month Warranty Inspection to discover any problems that may be covered under your builders’ warranty. This inspection is identical to a standard inspection, standard fees apply.
Multi-unit Housing Inspections
We are happy to take on multi-unit dwellings. We are willing to negotiate a cost based on square footage and number of units, and will custom tailor an inspection report to meet those needs. Call us today to discuss details and get a custom price quote.
Move In Certified (seller inspections)
Just as no two home inspectors and no two reporting systems are alike, no two inspection reports are alike. This Seller/Pre-Listing Inspection is performed for the home seller – with his cooperation and assistance. The resulting report assumes full disclosure on the part of the seller. My client may choose to share my report with others, but it is produced solely for him for use and distribution as he sees fit. Although I perform all inspections and write all reports objectively and without regard to my client’s personal interests, hiring me to perform additional re-inspections should be considered if the time between my initial inspection and the closing date is substantial, as a re-inspection and subsequent report may reveal new issues and/or confirm that repairs discovered during the initial inspection have been made. Condominium and Townhome Inspections
Condominium and Townhome Inspections available at a discounted rate. Typically there is not as much to inspect on a Condo or Townhome so we offer lower rates for smaller units. See our pricing page.
